Mountlake Terrace is a confirmed project city for us, with full re-roofs and exterior work completed for homeowners here. Its 1950s and 60s ramblers are right in our wheelhouse. Most window failures we see in Mountlake Terrace are not the glass. They are rotten sills from a window set without sill pan flashing, stains below a window whose head flashing was skipped, and drafts from an opening foamed shut instead of properly sealed. Those are installation problems.

Mature trees around Lake Ballinger and throughout the older grid keep roofs shaded and mossy, and the low-slope sections common on mid-century homes need membrane roofing done right, not shingles. For every Mountlake Terrace window we remove the old unit, inspect and repair the framing, set a sill pan, flash the opening to shed water outward, set the window plumb and square, seal it and integrate the flashing with the siding.

Most of the city is post-war ramblers and split-levels, many still wearing original siding and on roofs that are ready for a full tear-off rather than another layer. We replace sliders, casements, picture windows, bay and bow windows, and sliding and French patio doors in Mountlake Terrace, in vinyl and fiberglass, and we repair rotten sills and framing as part of the job rather than covering them with trim.
Financing for Mountlake Terrace window projects is available through Hearth with a 60-second pre-qualification that does not affect your credit score. We do not offer in-house financing, on purpose.
