What Does a Roof Replacement From Wallace Roofing Include?

A roof replacement from Wallace Roofing & Exterior Construction means a full tear-off down to the decking, a deck inspection with every soft or rotten sheet replaced, new underlayment, ice-and-water protection in the valleys and at the eaves, new flashing, new vents and a shingle system installed to the manufacturer's specification, not just to code. We are a Malarkey Certified Residential Contractor and Malarkey is our go-to shingle for Western Washington.

Before we quote, we go into your attic. That is where we find the plywood that has been quietly rotting from a slow leak, and it is why our estimates already include the decking your roof actually needs. Other companies find it on tear-off day and hand you a change order. We would rather give you the real number up front.

How Do You Know It Is Time to Replace a Roof in Western Washington?

Most asphalt roofs in Snohomish and King County last 15 to 20 years, not the 30 or 50 printed on the wrapper. Our wet-dry cycles, moss, pine needles and the constant expansion and contraction of a roof that is soaked one week and baking the next wear a shingle out faster than the national average. The signs we look for are granule loss in the gutters, shingles that have lost their seal and lift in the wind, cracked or curling tabs, exposed nail heads, soft spots when we walk it, and daylight or staining in the attic.

If your roof is failing in one area but the rest has life left, we will tell you to repair it. If you are within a few years of the end either way, we will lay out both paths and the honest cost of each. Replacing a roof that did not need it is not a sale we want.

Why Does Installation Matter More Than the Shingle You Pick?

There is nothing more expensive than a good deal on a home improvement project. Two roofs can use the identical Malarkey shingle and one will last twice as long as the other, because the difference is in the nailing pattern, the starter course, the underlayment overlaps, how the valleys are cut, how the pipe boots and step flashing are set, and whether the crew took the time to fix the decking instead of shingling over it.

We install to the manufacturer's specification because that is what the roof needs to survive here, and because it is what keeps the warranty valid. We photograph every stage, send you those photos daily, and walk the finished roof with you. You do not have to climb a ladder to know what you paid for.

What Happens on Roof Replacement Day?

Day one starts with protection: tarps over landscaping, plywood over anything the debris could hit, and a trailer or dump box positioned so tear-off goes straight in. We strip the old roof in sections so nothing is left open if the weather turns, inspect and replace decking, and dry the roof in with synthetic underlayment the same day. Most single-family roofs in Lake Stevens, Snohomish, Everett and Marysville are finished in one to three days depending on size, pitch and how many layers come off.

Every evening the site is cleaned and the perimeter is swept with a magnet for nails. When we are done you get your warranty documentation, the photo record of the job, and a roof you can stop thinking about for a long time.

Roof Replacement Questions, Answered

Straight answers from Wallace Roofing. For more, read the Q&A.

How much does a roof replacement cost in Snohomish County?

It depends on the square footage, the pitch, how many layers have to come off, how much decking needs replacing and the material you choose. Because we evaluate the attic before quoting, our number already includes the plywood your roof needs, which is why our quotes rarely change after the work starts. We give you a free written estimate with the options laid out side by side.

How long does a roof replacement take?

Most single-family homes take one to three days. Larger or steeper roofs, multiple tear-off layers or a lot of decking repair can add time. We tell you the schedule before we start and we keep you posted every day.

Do you replace roofs in the rain?

We watch the forecast and plan around it. Roofs get torn off in sections and dried in the same day so nothing is left open overnight. We will move a day rather than rush a roof in a downpour.

Will a repair I paid for be wasted if I replace the roof later?

No. If you have us repair your roof and later decide on a full replacement, the cost of the repair is credited toward the new roof.

Which shingle do you recommend for Western Washington?

Malarkey is our go-to shingle. We chose it for how the product holds up in our wet climate rather than for the length of the warranty on the wrapper. For homeowners who want the most climate-resistant option, we also install EuroShield recycled rubber roofing.
