Often, yes. A roof that is leaking in one spot is not necessarily a roof that is finished. Most leaks in Snohomish and King County homes trace back to a handful of failure points: cracked pipe boots, flashing that has pulled away from a chimney or wall, a valley that has worn through, nail pops, a skylight seal, or shingles lifted by a windstorm. Those are repairs, and we treat them as repairs.
We will tell you plainly what we found, what it costs to fix, and how many years the rest of the roof realistically has left. If the honest answer is that a repair buys you time before a replacement, you will hear that too. And if you do replace the roof with us later, the repair is credited toward it.

Water almost never comes through the field of the shingles. It comes in where the roof changes direction or something pokes through it. In our climate the usual suspects are pipe boots whose rubber has split after years of expansion and contraction, step flashing behind siding that was never properly lapped, chimney counter-flashing with failed sealant, valleys clogged with needles that hold water long enough to back up under the shingles, and skylights installed without the right curb and flashing kit.
Moss makes all of it worse. It lifts shingle edges, holds moisture against the roof and traps debris in the valleys. That is why many of our repair visits in shaded neighborhoods around Lake Stevens, Monroe and Woodinville also end with a conversation about cleaning.

We get on the roof and into the attic. Water travels along rafters and sheathing, so the stain on your ceiling is often several feet from where it actually gets in. From the attic we trace the water path back to daylight or to the wet spot on the underside of the decking, then match it to the flashing, boot or shingle above. We photograph what we find so you can see it too.
We do not diagnose from satellite images and we do not guess. If a repair is not going to hold because the surrounding shingles are too brittle to work with, we will tell you before we take your money.

If the roof is leaking in one place and the rest of the shingles are still flexible, sealed and holding their granules, a repair is usually the right call. If the shingles are brittle, curling or shedding granules everywhere, a repair is a patch on a roof that is finishing. We show you what we find and give you both numbers.
Yes. Those are usually flashing or valley leaks that only overflow when there is enough water. We trace the path in the attic and inspect the roof above it rather than guessing from the ceiling stain.
