Jeremiah Wallace, Owner

Roofing & Exterior Contractor Serving Lake Stevens, Snohomish County & North King County

Wallace Roofing & Exterior Construction is a Lake Stevens roofing and exterior company that treats an estimate as an education, not a sales pitch. Here is what that looks like on your project.

Honest Evaluations

We walk the roof, go into the attic and photograph everything. Then we tell you how many years you realistically have left, whether the answer is repair, clean, replace or leave it alone. If the honest answer costs us the job, you still get the honest answer.

Communication Every Day

Daily photo updates from the roof, a written scope you can read, and a phone that gets answered. Homeowners who were out of town during their project knew exactly what was happening on their house. That is the standard on every job.

Installed to Spec

Installation quality matters more than the material. Roofs, siding, windows and decks are installed to the manufacturer's specification, not the code minimum, because that is what keeps water out of a house in Western Washington for the long haul.

Roofing & Exterior Contractor Based in Lake Stevens, WA

Wallace Roofing & Exterior Construction is owned and run by Jeremiah Wallace out of Lake Stevens, Washington.

Jeremiah has been in the remodeling industry since 2006. He spent years on the other side of the table as an estimator, watching prices get built up to cover commissions and bonuses, and he started this company in reaction to that. We serve homeowners across Snohomish County, including Lake Stevens, Snohomish, Everett, Marysville, Monroe, Lynnwood, Mill Creek, Edmonds, Mukilteo and Bothell, plus North King County (Woodinville, Kenmore, Shoreline) and the Eastside (Kirkland, Redmond, Bellevue, Sammamish, Issaquah).

OUR STORY

Why Does Installation Quality Matter More Than the Material?

Because two roofs with the identical shingle can have completely different lifespans. The difference is the nailing pattern, the starter course, the underlayment overlaps, the way the valleys are cut, how the pipe boots and step flashing are set, and whether the crew replaced the soft decking or shingled over it. Manufacturers publish a specification for all of it. Code sets a minimum. We install to the specification.

The same is true of siding and windows. James Hardie installed to Washington code minimum instead of Hardie's own spec will let water behind the wall. A window without a sill pan will rot the framing under it no matter what the glass cost. Here is what that means on your project:

Most Western Washington roofs last 15 to 20 years. Installation and maintenance decide where in that range yours lands.

Why Homeowners Choose Wallace

The same four things come up in nearly every review we get. They are not marketing. They are how we run a job.

Daily Communication

Photos sent throughout the project, clear explanation of the process and options, and homeowners kept informed even while they are out of town.

Honest to a Fault

We recommend the cheaper repair when it is the right call, give real remaining-lifespan assessments, and have pointed homeowners elsewhere when we could not serve them.

We Walk the Roof

No satellite quotes. An in-person roof and attic inspection is how we price decking up front, and homeowners tell us it has saved them money.

Clean Sites, Every Day

Daily jobsite cleanup, landscaping protected, a magnetic nail sweep of the perimeter on completion, and crews that treat your property and your family with respect.

Certifications & Manufacturer Partners

Not all contractor certifications are the same. These are the ones behind the products we install, and each one means we were trained to install to that manufacturer's specification.

Free Roof & Exterior Evaluation

A full in-person evaluation of your roof, attic, siding, windows, gutters and decks, at no charge. We walk the roof and check the attic ourselves. We do not quote from satellite photos.

A $300 value.

Repairs Credited Toward Replacement

If we repair your roof and you decide to move ahead with a full replacement later, the cost of that repair is credited toward the new roof. Fixing what can be fixed never costs you twice.

Free Gutters With a Full Roof Replacement

Replace the whole roof with us and new gutters and downspouts are included, so the water coming off your new roof has somewhere to go.

Up to 10% Off Full Roof Replacements

Financing Through Hearth

Pre-qualify in about 60 seconds with no effect on your credit score. Hearth charges no dealer fees and the lender funds you directly, so you stay in the position of power. We deliberately do not offer in-house financing or payment plans.

Subject to lender approval.

Roof Refresh Guarantee

Our Roof Refresh soft-wash cleaning and health assessment comes with a guarantee of no moss or algae return for two years, and no leaks for five years beyond that.

Roofing Questions, Answered Honestly

The questions we hear most from homeowners in Lake Stevens and Snohomish County. For the long answers, read the Q&A with Jeremiah.

How much does a new roof cost in Snohomish County?

It depends on the size and pitch of the roof, how many layers have to come off, how much decking needs replacing and the material you choose. Because we evaluate the attic before quoting, our written estimate already includes the plywood your roof needs, which is why our quotes rarely change after the work starts. The evaluation is free.

How long does a roof last in Western Washington?

For most asphalt and architectural shingle roofs, 15 to 20 years. Manufacturers print longer numbers, but our rain, moss, needles and constant expansion and contraction are harder on a roof than the national average. Installation quality and maintenance decide where you land in that range.

Should I repair my roof or replace it?

If the roof is leaking in one spot and the rest of the shingles are still flexible, sealed and holding their granules, repair it. If the shingles are brittle, curling or shedding everywhere, a repair is a patch on a roof that is finishing. We show you what we find, give you both numbers, and credit any repair toward a future replacement.

Is it safe to pressure wash a roof to remove moss?

No. Pressure washing blasts the protective granules off asphalt shingles and ages the roof years in an afternoon. We have documented a six-year-old roof in Snohomish ruined by it. Our Roof Refresh service uses a low-pressure soft wash and a treatment that kills moss at the root, guaranteed not to return for two years.

Do you replace roofs in the rain?

We plan around the forecast. Roofs are torn off in sections and dried in the same day so nothing is left open overnight, and we will move a day rather than rush a roof in a downpour.

What areas do you serve?

We are based in Lake Stevens and serve Snohomish County (Lake Stevens, Snohomish, Everett, Marysville, Monroe, Lynnwood, Mill Creek, Edmonds, Mukilteo, Bothell and more), North King County (Woodinville, Kenmore, Shoreline) and the Eastside (Kirkland, Redmond, Bellevue, Sammamish, Issaquah).
