What Does a Good Roofing Contractor Do Differently?

We tell you the truth about your roof before we tell you a price.

Wallace Roofing & Exterior Construction is a Lake Stevens roofing company serving Snohomish County, North King County and the Eastside. Every roofing job, from a cracked pipe boot to a full tear-off, starts the same way: we walk the roof, go into the attic, photograph what we find and explain it in plain language. Then we tell you how many years you realistically have left and what each option costs. If the honest answer is a repair instead of a replacement, that is the answer you get.

We are a Malarkey Certified Residential Contractor and we install to the manufacturer's specification, not the code minimum, because installation quality matters more than the shingle you pick. Our roofing services:

Installation quality matters more than the material you choose. Two roofs with the same shingle can have completely different lifespans.

How a Wallace Roof Comes Together

From the first phone call to the magnetic nail sweep, here is the process on every roof we replace in Lake Stevens and Snohomish County.

  1. 1

    Roof Walk & Attic Check

We inspect the shingles, flashing, valleys and vents from the roof, then count soft decking and check ventilation from the attic. Photos of all of it.

  2. 2

Material options explained honestly, decking already priced in, permit handled by us. The number you approve is the number you pay.

  3. 3

    Tear-Off, Dry-In, Install

Landscaping protected, old roof stripped in sections and dried in the same day, decking repaired, then flashing and shingles installed to the manufacturer's spec.

  4. 4

    Cleanup & Warranty

Daily cleanup, magnetic sweep of the perimeter for nails, a walk-through with you, and your warranty documentation delivered.

How Long Does a Roof Last in Western Washington?

Fifteen to twenty years for most asphalt roofs, regardless of what the wrapper says. A roof in Lake Stevens or Monroe is soaked for weeks, then bakes in July, then is soaked again, and that expansion and contraction is harder on a shingle than a drier climate. Add fir needles in the valleys, moss lifting the shingle edges on the north slope and a few windstorms a year, and the national averages stop applying.

Three things decide where your roof lands in that range: how it was installed, how well the attic breathes, and whether the moss was dealt with before it did damage. We control the first two on every roof we build, and our Roof Refresh service handles the third for roofs that still have life in them.

Roofing Questions From Lake Stevens Homeowners

Short answers here. The long ones, in Jeremiah's own words, are in the Q&A.

How do I know if I need a new roof or just a repair?

Look at the shingles, not the leak. If they are still flexible, sealed and holding granules and the problem is one flashing or boot, repair it. If they are brittle, curling and shedding granules into the gutters, a repair is a patch on a roof that is finishing. Our free evaluation shows you exactly which situation you are in, with photos.

What is the best roofing shingle for Snohomish County?

Malarkey is our go-to. Its rubberized asphalt stays flexible through our wet-dry cycles and the granules resist algae streaking. We chose it for performance, not for the warranty on the wrapper. For the most climate-resistant option, we install EuroShield recycled rubber roofing.

Why do you go into the attic before quoting a roof?

Because that is where the rotten plywood is. Pricing the decking up front is how our quotes stay the same after tear-off, instead of growing by a change order on day one.

Do you handle the roofing permit?

Yes. We handle permitting ourselves, from the quote through the final inspection.

Are gutters included with a new roof?

Yes. New gutters and downspouts are included with every full roof replacement.

Do you offer financing for a new roof?

Yes, through Hearth, with a 60-second pre-qualification that does not affect your credit score and no dealer fees. We deliberately do not offer in-house financing or payment plans, so the lender funds you directly and you stay in control.
