What Is Roof Refresh?

Roof Refresh is our service for roofs that have years of life left but are being shortened by moss, algae and debris. It combines a full-roof scan and health assessment with a non-damaging soft-wash cleaning and treatment. We remove the moss without tearing granules off the shingles, treat the surface so it does not come back, clear the valleys, gutters and downspouts, and document the condition of every slope.

It comes with a guarantee: no moss or algae return for two years, and no leaks for five years beyond that. If your roof is healthy underneath, Roof Refresh is the most cost-effective thing you can do for it.

Why Should You Never Pressure Wash a Roof?

Because it destroys it. Asphalt shingles are protected by a layer of ceramic granules bonded to the asphalt. A pressure washer blasts those granules off and exposes the asphalt to the sun, and the roof ages years in an afternoon. We have documented a six-year-old roof in Snohomish that was ruined by a pressure washing. The homeowner thought they were maintaining it.

Our soft-wash process uses low pressure and a treatment that kills the moss and algae at the root, then lets the weather and gentle removal finish the job. It takes more care and more time, and it is the only method we will put our name on.

Why Do Roofs in Snohomish County Grow So Much Moss?

Shade, moisture and debris. Neighborhoods under heavy fir and cedar cover in Lake Stevens, Monroe, Sultan, Gold Bar and Woodinville drop needles onto the roof all year. Needles hold water against the shingles, and the north-facing slopes never fully dry between rains. Moss takes hold in that layer, then lifts the shingle edges so wind and water get underneath. Closer to the water, in Edmonds, Mukilteo and Everett, algae staining adds to it.

The answer is not to treat moss as cosmetic. It is a maintenance problem that turns into a repair problem and eventually a replacement problem. Catching it with a proper cleaning every few years is how you get the full 15 to 20 years out of a roof here.

How Does the Roof Refresh Process Work?

We start with the health assessment: a full scan of the roof, the flashing, the penetrations and the attic, with photos. If we find damage that cleaning will not fix, you hear about it first, because a cleaning on a failing roof is wasted money. Then we protect the landscaping, apply the treatment, gently remove the moss, and clear the valleys, gutters and downspouts so water can move again.

You get the photo record, a written summary of the roof's condition, and the two-year no-moss, five-year no-leak guarantee in writing.

Roof Cleaning Questions, Answered

Straight answers from Wallace Roofing. For more, read the Q&A.

Is roof cleaning safe for asphalt shingles?

Soft washing is. Pressure washing is not. Our process uses low pressure and a treatment that kills moss and algae at the root, so the granules that protect your shingles stay where they belong.

How often should a roof be cleaned in Western Washington?

It depends on shade and tree cover. A roof under big firs in Lake Stevens or Monroe may need attention every two to three years. A roof in full sun may go much longer. Our two-year no-return guarantee gives you a baseline.

Will cleaning fix my leak?

Sometimes, if the leak is caused by moss lifting shingles or a clogged valley backing up. If the leak is from failed flashing or worn-out shingles, we will tell you before we clean, because cleaning a failing roof is wasted money.

Do you offer roof maintenance plans?

Roof Refresh is designed to be repeated as your roof needs it. Ask us about scheduling a recurring assessment so small problems stay small.
