Question

“Can you repair a roof instead of replacing the whole thing?”

Jeremiah's answer

Summary:

Jeremiah confirms a roof can be repaired rather than replaced, and frames his approach around reading the story the roof is telling. If a homeowner requests a repair on a roof only ten years old, he looks for where the leak is entering, which is typically around a protrusion coming out of the roof deck such as a bathroom fan or a roof vent opening. These have a distinct nail pattern around them, and if that pattern was not installed well it creates an entry point for water. He gets into the attic space to find where water is actually coming through so he can pinpoint it on the roof, and if he can pinpoint it, he repairs it. He also assesses the overall health of the roof through granule loss, missing shingles, and algae or moss growth. For roofs that would not benefit from full replacement, Wallace offers a roof refresh, guaranteed against moss and algae return for two years and against leaks for five years beyond that.

Answer:

Yes, you can repair a roof instead of replacing the whole thing. So there are a lot of factors to it, but the biggest thing is, when somebody calls me and they ask, hey, I just need a repair, the biggest thing that we want to do as a company, or I mean anybody should do this, is what is the story that the roof is telling? That's the biggest thing. So sometimes I'll show up and somebody wants repairs and the roof's only ten years old. And you're looking, okay, where is the leak coming through? It's typically going to be around some sort of protrusion coming out of the roof deck, i.e. bathroom fans, roof ventilation systems, they're called roof vent openings or RVO cans, that are coming out of the roof deck. Those get a very distinct nail pattern around them, and if that nail pattern isn't performed well, it's going to be a point where water can enter into the roof. So as an experienced roofer I'll get in the attic space, find where the water is actually coming from, so then it's easier to pinpoint on the roof. And if I can pinpoint it, I'll repair it. Because another thing I look at is the overall health of the roof as a whole. Granule loss, missing shingles, algae or moss growth. At Wallace Roofing and Exterior Construction, we do what we call a roof refresh. Some people won't necessarily benefit from a full replacement, but what we'll do is we'll scan the entire roof, determine what it needs to bring it back to optimal health, do a thorough cleaning that's not going to harm the overall health, and we actually guarantee that no moss or algae will return for two years. And we'll guarantee no leaks or anything for five years past that.
