The Sammamish Plateau was built out in the 1990s and 2000s with big two-story homes, steep complex roofs and heavy tree cover, which makes it a natural fit for our roofing, moss cleaning and exterior work. Are new windows worth it for your Sammamish home? Sometimes. If they are fogged between the panes, rotting at the sill, leaking or letting cold air around the frame, yes. If you are hoping new glass will pay for itself in heating bills, Wallace Roofing & Exterior Construction will tell you the truth: it usually will not, and we will never promise a number.

Homes on the Plateau sit under dense fir and cedar, so needles collect in every valley and moss grows on every north slope. The complex rooflines with multiple valleys, dormers and skylights need a crew that details flashing correctly. We install Milgard in Sammamish because Milgard is a Pacific Northwest manufacturer that builds for our climate and we have installed enough of them to trust how they hold up. We are also an AAMA member and install to those standards.

Mostly 1990s and 2000s two-stories in HOA neighborhoods like Trossachs, Klahanie and Pine Lake, with some older homes around Beaver Lake and the lakefront. We replace sliders, casements, picture windows, bay and bow windows, and sliding and French patio doors in Sammamish, in vinyl and fiberglass, and we repair rotten sills and framing as part of the job rather than covering them with trim.
Financing for Sammamish window projects is available through Hearth with a 60-second pre-qualification that does not affect your credit score. We do not offer in-house financing, on purpose.
We provide window replacement across all of Sammamish, including Klahanie, Trossachs, Pine Lake, Beaver Lake, and the surrounding the Sammamish Plateau area. Sammamish is about fifty minutes from Lake Stevens.
